Semi-Retiring In Sayulita

I see that there is a wealth of information and participation on this site so I would be very grateful for some input.

I am contemplating moving to Sayulita where I would "semi-retire," meaning I don't have the means to fully retire but I have a consulting business that would allow me work a few hours a day and earn a pretty good living. I spend a lot of time on the phone with my clients but I would not want them to know that I was working out of the country (USA). I would be single by the time I arrive in Mexico.

So, here is what I would need to pull this off:
•Reasonably priced housing accommodations. Based on what I'm seeing, I think that exists there but, so far, I have not been able to find prices for long-term rentals. I would likely prefer a 2 bedroom condo in a secure area. I've lived in other countries (Japan and Guatemala) so I can "go native" pretty well but I still like my A/C at night and I need to know that my stuff is safe.
•High speed internet service is must. I would need to have a Vonnage account or some such so my clients would think I am calling from Colorado.
•The ability and means to play golf 1 or 2 times per week (or more)
•A social group to become a part of - mix, mingle, poker, bridge, outdoor interests, etc.

So, that is all I need to be happy. :)

Input on any or all of the above bullet points would be most appreciated.

Also, I could probably use some input on more pedestrian issues such as visa considerations, taxes, etc.

There are many golf courses in the area. Internet is easier to find than in Europe (you can go to the main plaza, an internet cafe, and most houses have wi-fi). Lots of interesting people to meet among locals and expats. Housing not inexpensive.

We contract work from here too, and it's great. Internet is 95% stable, medium speed unless you pay more (I think $60-plus per month?). Clients who know we're here have grown used to Skype, with others we use Truphone over WIFI -- shows our local area code from home and costs just pennies per minute. IMO, housing in Sayulita is pretty expensive and a great place long term can be hard to find, so you'll want to start early and reach out a lot. Not much by the way of "condos" here, more options in Bucerias. Social group takes awhile of course, but there are community-involvement projects here to get you started. Good luck.
